Commission terms for agents

These are the terms on which we charge estate agents who receive leads through Personal Estate Agent. They form section 4.3 of our Terms of Use and apply alongside the rest of those terms.
The short version
Leads are free
No subscription, no charge per lead and no card on file.
You pay only when a sale completes
If a homeowner we introduced instructs you and the sale legally completes, our fee is 17% of the commission you earn on it, plus VAT if applicable.
Nothing if it falls through
If the sale falls through, the property is withdrawn or the instruction ends without a sale, you owe us nothing.
It comes out of your commission
Our share is taken from what you earn. It is never added to the homeowner's bill.
You report the sale, we check it with you
Tell us through your account when an introduction becomes an instruction and when it completes, with the sale price and your rate. We confirm the figures with you before we invoice.
Your rate is locked in
We give at least 30 days' notice before changing the fee, and a change never applies to a sale already recorded.

The full terms
1. When we are paid
There is no charge to list a profile on the Platform, no subscription and no charge for receiving a lead. We are paid only if a homeowner we introduce to you goes on to instruct you and that sale legally completes.
2. Our fee
Where that happens, our fee is 17% of the commission you earn on that sale, plus VAT if applicable. Our fee is a share of your commission, not an additional charge to the homeowner, and it does not affect what the homeowner pays you. The percentage that applies to a sale is the percentage in force when that sale was recorded on the Platform; if we change our rate, sales already in progress are unaffected.
3. When nothing is payable
Nothing is payable if the sale does not complete. If the sale falls through, the property is withdrawn, or the instruction ends without a completed sale, you owe us nothing.
4. Reporting a sale
You agree to tell us, through your account, when a homeowner we introduced instructs you and when that sale completes, and to give us the sale price and your commission rate for that sale so the fee can be calculated. We may ask you to confirm those figures before we invoice, and we will raise an invoice only after we have done so. If we believe a reported figure is wrong we will raise it with you before invoicing.
5. Changes to our fee
We may change our fee by giving you at least 30 days' notice. A change applies only to sales recorded after it takes effect.
A worked example
Say we introduce a homeowner, they instruct you, and the sale completes at £350,000 with your fee set at 1.25%.
